			Am I required to make my property available to Section 8?Yes, under California state law we must consider everyone with legal and verifiable income.
- 
			Are you licensed?Yes, We have 2 people with Brokers licenses and another person with their sellers license.
- 
			Can I reach you after hours?You can emails us at anytime or leave a message on our phone line. If it is a maintenance emergency you would press 3 to reach our emergency line.

			Can you put the money directly into my account?Yes, we can ACH payments.
- 
			Do I get to see the lease or sign it?We may show you a sample lease. Under full management we sign the lease as they deal directly with us.
- 
			Do you sell real estate too?At this time we do not sell real estate, we only do property management.
- 
			How and when do I get my checks?We usually pay out our owners by the 10th of each month. You can get ACH or a written check mailed to you.
- 
			How is rent collection handled?Rent is due on the 1st and late after the 3rd.
- 
			How long of a lease do you sign?We typically do 1 year leases.
- 
			How much security deposit do you charge the tenant?We base security deposit off what the rent is.
- 
			How soon can you start managing my property?We can start management of a property as soon as you are ready.

			What type of properties do you manage?We manage mostly single family homes, small apartment complexes, and a few commercial properties.
- 
			What type of reports do I get and how often?You get a monthly statement every month and a year end statement in January for the previous year.
- 
			Who holds the tenant security deposit?We hold onto the Security deposit in our trust account.
