Full Service Management
- Maintain a trust banking account for owner’s funds.
- Provide owners with monthly copies of their income and disbursement records and appropriate receipts.
- Provide owners with end-of-year summaries and other pertinent information for each property.
- Review and update rent schedules regularly.
- Place advertising in local newspapers, list vacancies on various Internet sites, and place “for rent” signs on the property.
- Personally show property to potential tenants, verify all references and employment, obtain credit reports, and landlord references.
- Secure signed rental agreements.
- Distribute required federal and state handouts.
- Supervise and communicate regularly with tenants.
- Provide 24-hour telephone service and emergency call response.
- Maintain regular office hours for rent payments and services.
- Use diligence in collecting rent and other charges from tenants.
- When necessary, prepare and serve legal notices and prepare records for legal action and/or collection accounts.
- Complete move-out inspections with vacating tenants, prepare statement of charges, and make security deposit refunds when appropriate.
- Keep up-to-date on changing regulations and laws pertaining to rental properties.
- Notify owner of changes and implements needed.
- Disburse funds from the trust account to pay expenses such as mortgage, taxes and insurance, and/or to make deposits directly to the bank.
- Inspect properties regularly, noting deficiencies, recommending corrections and preventive maintenance, which includes winterizing, to the owner.
- Notify owners when tenant requests maintenance or arrange for the prompt performance of repairs in a diligent and economical matter.
- Maintain detailed records of maintenance, repairs, and tenant information for each property.
- Consult with owners about expenditures exceeding amounts specified in the management contract.
- Perform exclusive “drive-by-service”, driving by all local properties bi-weekly and out of town properties once a month. We check for mowed and watered lawns and look for unsightly nuisances. If needed, leave a note to correct problems.
Additional Services Not Covered by Our Fees Include
- Newspaper advertising, credit reports, and unlawful detainer searches.
- Rehabilitation of sub-standard units or units damaged by fire or similar disasters.
- Legal appearances, insurance depositions, and similar activities, other than routine eviction activities in municipal courts.
